 About the Anchorage, Eagle River and Mat-su, Alaska Area Moving to Alaska can be a big adventure. It's not like moving to another city along an interstate highway. This takes some real planning. Anchorage Anchorage is located in south-central Alaska, nestled between the Chugach Mountains to the east and the shoreline of the Cook Inlet to the west. The town was originally settled in 1915 at the mouth of Ship Creek to support railroad construction. Anchorage has grown steadily to become the business, cultural and distribution center of Alaska. Nowadays nearly half of Alaska’s 600,000 residents live in Anchorage. The municipality of Anchorage stretches nearly 50 miles from Eklutna to Portage Glacier, covering almost 2,000 square miles – roughly the size of Delaware. Anchorage boasts a great selection of attractions, restaurants and shopping, so be sure to plan a visit to the city as part of your Alaska vacation. Eagle River The Chugiak-Eagle River area was a small community of homesteaders right after WWII. Today, with a population increased, Eagle River has become a small town of the vicinity of Anchorage, and offers a full range of businesses mostly located near or on Business Boulevard and the Old Glenn Highway. There are motels, hotels, restaurants, supermarkets, laundromats, post office, gas stations ,shopping centers and a public library. Mat-Su Valley The Mat-Su Valley is the fastest growing region of the state. Named after two rivers, the Matanuska and Susitna Rivers, the Mat-Su Valley is a region of southcentral Alaska with the "core area" consisting of the cities of Palmer and Wasilla. Positioned between Anchorage and Denali National Park & Preserve, the Mat-Su Valley is easily accessible and offers a wide variety of activities and lodging options.

Here is a tip for those who are shopping for Adjustable Rate Mortgages (ARMs): the "margin" is almost as important as the initial rate. The margin is the percentage point above the average yields for Treasury notes on which future rate adjustments will be calculated.
Let's compare two hypothetical one-year ARMs. The first may have an initial interest rate of 7% with a 2.5 margin, while the second begins at 6 7/8% with a 2.75 margin. Both loans have rate caps of 2%. Suppose that at the end of the first year of the loan, the average of the one-year Treasury note yield has been 5 1/2%. For each loan, the lenders will add the margin to that 5 1/2% average yield. Thus the interest rate for first loan would increase from 7% to 8%, and the second would go from 6 7/8% to 8 1/4%. While the first ARM had a slightly higher initial rate, it will have lower rates in subsequent years, unless the Treasury note rates increase enough to activate the annual caps on the amount of the increase. There is a wide variance among margins in ARMs offered by competing lenders, and this should be a factor when you decide on your loan.
